Question 1

What is The Renters' Rights Act and how does it affect my booking?

Accepted Answer

If you are staying at one of the properties in England, you may have received information about the new Renters’ Rights Act legislation, which came into effect on 1 May. More details are available online by searching for "Renters’ Rights Act 2025."

Residents for the 2025/26 academic year will have received further tenancy-related updates, and we encourage you to check your emails for more information.

For students booked for the 2026/27 academic year or summer stays, your booking remains confirmed and we look forward to welcoming you later this year.

Please note that the Renters’ Rights Act only applies to properties in England and does not affect our accommodations in Scotland, Wales, or Northern Ireland.

Question 2

Is Dean Street Works exempt for The Renters' Rights Act Legislation?

Accepted Answer

Yes, exemption is granted to purpose-built student accommodation providers (PBSA) who are members of the National Code which includes Homes for Students and its brands.

Question 3

What do I do if I'm a fist year student and I'm still waiting for my exam results?

Accepted Answer

If you’re still waiting for your exam results, you can still apply for accommodation. First-year students may be released from their tenancy without penalty if their university place is withdrawn due to not meeting entry requirements, or if they choose another university after exceeding expected grades. To cancel, you must email the accommodation team within 3 days of receiving your results (and no later than 28th August) and provide supporting UCAS or university documentation. Once verified, your booking will be cancelled and your deposit refunded in full.

Question 4

Is dual occupancy available?

Accepted Answer

Dual occupancy is available in most rooms larger than 23sqm. Both residents must apply and mention dual occupancy in their application so the rent can be adjusted. The total room rent includes an additional £50 charge, which is then split equally between both occupants unless stated otherwise.

Question 5

Is there a booking fee?

Accepted Answer

No, there is no booking fee. To secure your room, you'll need to pay a deposit after accepting your room offer. Your deposit will be protected through a government-approved deposit protection scheme and, subject to the terms of your tenancy agreement, will be refunded at the end of your tenancy.

Question 6

What happens if I want to cancel my booking?

Accepted Answer

You can cancel your tenancy within 7 days of booking and receive a full deposit refund, although a £20 charge may apply for refunds to non-UK bank accounts. After this cancellation period or once the tenancy has started, you will remain responsible for the full rent unless a suitable replacement tenant is found and approved. Once the replacement tenant has paid their deposit and rent, your tenancy will end, subject to a £50 contract amendment fee.

Question 7

Does Dean Street Works comply with the Scottish Letting Agent Code of Practice?

Accepted Answer

Yes, we do and our Scottish Letting Agent Registration Number is LARN2005009.

Question 8

Are pets allowed?

Accepted Answer

Pets are not permitted in the accommodation. However, registered assistance dogs are allowed.

Question 9

Can I change my room after moving in?

Accepted Answer

To request a room change, you’ll need to contact your property’s accommodation team directly. If approved, you’ll receive updated tenancy documents to sign or accept online. Please note that if the new room has a higher rent, both you and your guarantor will be responsible for the increased cost from the date you move in.

Question 10

Do I need to pay Council Tax?

Accepted Answer

Full-time students who qualify are exempt from paying Council Tax, but you’ll need to provide a Council Tax exemption certificate from your university. If you haven’t enrolled yet when moving in, please bring your university name and student ID number so the exemption can be arranged later.

Question 11

How can I pay my rent?

Accepted Answer

Rent can be paid online through your student account, by bank transfer, over the phone, or at reception. We recommend using the online portal for secure payments. Please note that cash payments are not accepted, and you should only make payments to the official bank account provided by your property team.

Question 12

When do I need to pay my rent?

Accepted Answer

If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April.

If you don’t have a valid UK Guarantor, you are required to pay the full rent in August, 1 month prior to your contract start date.

Please note you must have paid the rent due by the time you arrive to check in.

Other instalment options may be available.

Question 13

What happens to my security deposit?

Accepted Answer

Your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms.
